ÌÇÐÄvlog¹ÙÍø is partnering with Urban Logistics Co on a refurbishment project, the Altona Circuit development on Taras Avenue in Altona North.
Urban Logistics Co provides logistics occupiers with functional and flexible spaces in locations that are in close proximity to end customers, key motorways and transport links. They repurpose existing buildings to meet businesses’ last mile requirements.
The majority of Vaughan projects are new builds, making this refurbishment project an exciting new challenge.
The 39,000m² building will be transformed into a 52,300m² facility that will contain seven tenancies between 5,000m²-16,000m², each with a dedicated office space and amenities.
Once complete, there will also be 101,000m² of external concrete hardstand and extensive landscaped areas.
Repurposing existing buildings is a sustainable initiative in itself. Reusing the existing infrastructure will reduce the number of new materials required.
The project incorporates a number of sustainability initiatives, including:
- The use of cross laminated timber (CLT) in all office areas;
- A 400kw rooftop solar photovoltaic system;
- High-performance glazing and energy-efficient building services, appliances and fixtures; and
- Rainwater harvesting system for toilet flushing;
- Environmentally preferable internal finishes;
- Preserving existing trees;
This project sees Vaughan operating in a live environment with furniture retailer, Koala Living, occupying a portion of the building.
Demolition works have removed an existing office space, a warehouse mezzanine level and warehouse space.
Earthworks for the extension area are complete and services installation is underway.
